30 or 50 Amp Full Hook-Up RV Sites in Tennessee
$750.00 – $1,150.00 / month + tax
Rate is for 2 people; each additional person $150 per month.
Taxes
Tennessee tax laws require sales tax on rental rates and occupancy charges for the first three (3) months’ rent only (9.75%).
Electricity
Guests also pays own electricity at $0.13/kWh. Meters are read upon arrival and on the 1st of each month thereafter.

Requirements for extended-stay
MONTHLY SITE REQUIREMENTS
(Meeting requirements, does not guarantee a site.)
NO RV’S GREATER THAN 10 YEARS OLD.
Absolutely no pop-up campers or hybrid campers on monthly sites.
Camper must be owned by occupant. No rentals.
NO PERMANENT RESIDENTS
We offer monthly stays of 3 months+. Extended stays require an application and security deposit of $300.
$250 of that may be refunded after checkout, and $50 is a non-refundable site fee.
Rental Agreements may be extended with approval by management.
All RV sites are considered temporary and not guaranteed each month.
Guests must have a permanent address elsewhere, and guests may not receive any mail here.
VEHICLES
Guest must have their own tow vehicle and be able to move RV in case of emergency.
Absolutely no loud/modified vehicles.
Only 2 vehicles per site. Additional vehicles $60+/mo based on size and require mgmt approval.
2 PEOPLE/2 PETS PER MONTHLY SITE.
Additional person $150/mo. More than 3ppl, requires management approval. Max occupancy: 5
2 pets max (see pet addendum)
WE DO NOT RESERVE MONTHLY SITES
Guest may reserve an overnight site for a maximum of 4 weeks, if available.
Upon reserving an overnight site, IF the guest meets monthly requirements, they may request to be added
to the monthly wait list and may be offered a monthly site on a first-come, first-served basis.
Once a monthly site becomes available, applicant will need to pay full amount
(1 month rent, tax, security deposit, and site fee) and the monthly rent begins on that date.
